A small set of units that meet the brief, with specifications, construction status, expected completion and indicative pricing from the developer.

Site visit

We arrange viewings of the completed units or the show unit and site, so you can see the access roads and surroundings yourself.

Booking and documentation

We walk you through the developer's booking process and sale documents, and coordinate with your appointed lawyer and banker.

    What it costs you

    For brand new units sold by developers, our commission is paid by the developer. Your purchase price is the same as going direct.

    Focus Estate Agency Sdn Bhd is a registered real estate agency in Malaysia, agency licence (E(1)1751), specialising in industrial property across the Klang Valley. We represent developers of new industrial schemes and act for buyers looking for factory and warehouse space in the northern, central and southern corridors of the valley.

    We are an agency, not a developer. Every unit we present is built and sold by its developer, and the sale and purchase agreement is between you and that developer.

    What we can tell you before you visit

    • Construction status and the developer’s stated completion date
    • Built-up and land area, ceiling height and floor loading from the developer’s specifications
    • Title type, tenure and permitted use
    • Indicative pricing and the developer’s payment schedule
    • What is included in the build and what you will need to fit out yourself

    Common questions

    For brand new units sold by developers, the developer pays our commission, so there is no separate agency fee for you. You will still pay the usual costs of any property purchase, such as legal fees, stamp duty and financing costs. If a particular case is ever structured differently, we tell you in writing before you commit to anything.

    Both. Some are completed and can be viewed and occupied; others are under construction with a completion date stated by the developer. We give you the status of each unit when we send the shortlist, and that completion date is the developer’s, not ours.

    Yes. We organise our coverage into three zones — north, central and south — so we can compare schemes across the valley rather than push whatever sits closest to our office. If the best fit for your operation is outside the area you had in mind, we will say so and explain why.

    We can discuss indicative ranges over the phone. Exact pricing comes from the developer’s current price list, which changes between phases and unit types, so we quote from the live list rather than an old figure left on a web page.

    We can introduce you to bankers who handle industrial financing and help you prepare the documents they ask for. We are not a financial adviser, we do not arrange loans, and we cannot guarantee that any application will be approved.

    We cannot promise that, and you should be careful with anyone who does. What we can give you is factual information about the location, the development and recent transacted prices nearby, so you can make your own assessment.
